What Services May I Expect As An Absentee Homeowner?
Will You Attend Our Mail Closing?
Yes. If you cannot be here for this very special time, we will be available to assist with this process. We will attend your New Homeowner Orientation (NHO), gather your keys and other items, and advise you of the condition of your home. Anything found needing immediate attention will be taken care of promptly. You will have up to one year to schedule your own follow-up inspection to address cosmetic issues upon your arrival.
A critical part of the program is our ongoing monthly inspections of the interior and exterior of your home. On the outside, our Inspectors will walk the perimeter of your home inspecting the lawn and shrubs for proper irrigation, and will verify that lawn and pest services are being performed according to your contract. Windows, doors, etc. will be checked to ensure that your house is secure. The inside of your home will be inspected and your heating and cooling system will be tested and adjusted to minimize utility usage, depending on the season. We will run your water and operate the dishwasher, flush toilets, change filters and batteries when necessary, and generally see that your house is kept in perfect condition for when you arrive.
What Happens To My Deliveries?
If you wish to send a few packages to your new address prior to your arrival, just send them to your attention, c/o Empty Nest, 340 Heald Way, Suite 200, The Villages, FL 32162. We will accept and deliver your packages to your home. Having furniture or other items delivered to your home? Just let us know when, and we will have an Inspector coordinate the delivery. There are no extra fees for this service.
What Much Will This Cost?
Our management fee for this service is only $3.25 per day while we watch and care for your home. A one time processing fee of $50 is charged at initial enrollment. Once enrolled you may use the services at any time; whether for a short vacation or an unexpected long term trip, you may rest assured that while you are away your home is being well cared for.
Communication is the key to the success of this program. We will contact you a minimum of once a month by telephone or email (depending on your preference) to provide you updates on your home. You will also receive a monthly inspection report by email or US Mail.
